Happy New Year! It’s nice to start 2026 with a little tailwind—mortgage rates are hovering right around the 6% range, which is encouraging for buyers and sellers alike.

On the industry front, Compass officially closed its combination with Anywhere Real Estate on January 9, 2026 (the parent company of Sotheby’s, Corcoran, Coldwell Banker, and Century 21). All of the brands will continue to operate independently, but with the added strength of a shared platform and expanded tools behind the scenes.

And the question I keep getting is: “So what is 2026 going to be like?” After years of whiplash—pandemic shifts, rate swings, and affordability pressure—it truly feels like the market is finally settling into a healthier rhythm.

One fun trend I’m watching this year: more people are craving “screen-free” spaces at home—quiet rooms for reading, hobbies, and real downtime. (And yes, I’m right there with you… I don’t need my house listening to me, either.)
