Spring has sprung and although we got a late thaw to our spring market, we are heading towards normal. Usually, our spring market starts around the first of March, but with a later spring break this year, it seems to now be returning to somewhat normal.
With higher mortgage rates and inflation still on an upward trend, I would expect our home prices to remain flat this year. That is, of course, except for those great move-in ready homes that are trading quickly for higher prices. I estimate that 40 percent of homes in North Texas are trading off market, however, do not let that be a discouraging statistic. This is actually encouraging for those that have a well-connected realtor like me that can put these properties in front of you before they hit MLS and the floodgates of offers begin. Rental rates continue to rise because of those out of state renters that have corporate stipends from California, New York, and even Illinois.
Switching gears a little. It is tax appraisal time! All tax assessments for Dallas County will be mailed April 21, and the last day to protest is May 22, 2023. All tax assessments for Collin County were mailed April 15, and the deadline to protest is May 15, 2023. All tax assessments for Denton County were mailed April 17 and the last day to protest is May 17, 2023.
